Thru our major projects division, we have opportunities for investors to work with Builders and Model Homes.<br>
These programs feature………<br>
1.	Builder purchases the lot, and investor either funds a model home via cash, IRA, or mortgage loan.  We have an in-house mortgage program available at favorable rates and terms, and the equity in the lot will be the total down payment, so investor will not put up any cash at closing, other than the normal loan app fee, credit fee, etc.<br>
2.	The Builder constructs the home and leases it for a period of time agreed to, making the monthly payments, all maintenance, taxes, insurance, HOA fees, etc.<br>
3.	The home is staffed by Realtors selling homes and lots in these developments.<br>
4.	The home is sold at the agreed time, with profits distributed as agreed between investor and builder.  If not sold, Builder will buy outright at a pre-determined time.<br>
5.	The home is built at builder cost, on a lot deeded to the investor, so the investor is not only secured 100%, the basis is approximately 70%-80% of the current value.<br>
6.	Investor will have the option to keep as an investment/rental, or second home at investors option, or sell at a significant profit when the project is finished.<br>
7.	As an investor, all of your travel expenses, management, etc are 100% write offs.<br>

These projects range from small lot subdivisions to major developments.  The jv partner will provide investment capital or the ability to finance for the same, and receive a preferred return of the investment, and significant profits as return on investment.  The capital invested is typically secured at least 140% by the value of the land.<br>
2.	We have several projects where an investor can supply the capital for unit construction, secured by a first lien position on the land, and take a return as shown above.<br>
3.	We have situations with area developers seeking model homes in their existing developments, where an investor comes in, builds a single home, and the developer rents that home for use as a decorated model home, while the project is being sold out.  They build the home at cost, approx 75% of market value, typically have construction financing programs available for the investor to use, or an investor can use their IRA or 401k to fund the construction.  At the end of the rental period the investor takes over the home as a vacation rental, second home, or primary residence.<br>
4.	These are specifically jv opportunities for individual investors or financial institutions, they are at least 140% secured by land, and so as not to waste your time or ours, the typical investment is a minimum of $50,000 US, for individual tico homes, and increases to larger amounts for projects, model homes, etc.<br>
5.	We have in-house legal, accounting, design, engineering, sales and marketing staff to support the various projects.<br>
