Model Home Investing in Costa Rica

Thru our major projects division, we have opportunities for investors to work with Builders and Model Homes.
These programs feature………
1. Builder purchases the lot, and investor either funds a model home via cash, IRA, or mortgage loan. We have an in-house mortgage program available at favorable rates and terms, and the equity in the lot will be the total down payment, so investor will not put up any cash at closing, other than the normal loan app fee, credit fee, etc.
2. The Builder constructs the home and leases it for a period of time agreed to, making the monthly payments, all maintenance, taxes, insurance, HOA fees, etc.
3. The home is staffed by Realtors selling homes and lots in these developments.
4. The home is sold at the agreed time, with profits distributed as agreed between investor and builder. If not sold, Builder will buy outright at a pre-determined time.
5. The home is built at builder cost, on a lot deeded to the investor, so the investor is not only secured 100%, the basis is approximately 70%-80% of the current value.
6. Investor will have the option to keep as an investment/rental, or second home at investors option, or sell at a significant profit when the project is finished.
7. As an investor, all of your travel expenses, management, etc are 100% write offs.
